Terms and Conditions
1. General Provisions
Access to the rented property is permitted from 5:00 PM on the day of arrival. The property must be vacated by 11:00 AM on the day of departure. Any exceptions must be agreed upon in advance and expressly authorized by Ibiza My Villa.
2. Arrival Procedure and Additional Services
After booking confirmation, Ibiza My Villa’s Concierge Department will contact the reservation holder to organize arrival details and any additional services (transfers, car rentals, experiences, etc.), which are not included in the accommodation cost. Access to the property will only be granted after the online check-in has been completed by all guests. This procedure is mandatory by law and is a prerequisite for entry.
3. Mandatory Online Check-in
In accordance with Royal Decree 933/2021, online check-in must be fully completed before arrival. Failure to comply may result in administrative sanctions and legal denial of access.
4. Late Arrivals
Arrivals between 9:00 PM and 9:00 AM are subject to an additional charge of €100. The client must notify us in advance so that a qualified team member can be arranged for check-in.
5. Security Deposit
A mandatory security deposit must be paid as instructed. In the absence of damage or violations, it will be refunded within 48 hours after check-out. Any issues must be reported within 24 hours of arrival. Failure to report implies acceptance of the property’s condition. A fixed administrative fee of €50 will apply to any deduction made for damages or services.
6. Check-out and Departures
The property must be vacated by 11:00 AM. Failure to comply will result in a €250 penalty deducted from the deposit.
7. Car Rental
Due to the remote location of many properties, car rental from a reliable company is highly recommended. Our Concierge can assist with this service.
8. Telecommunications
Fixed telephone lines are not guaranteed. Guests are advised to bring mobile phones with sufficient credit. Signal strength may be poor in some rural areas.
9. Waste Management
Guests are responsible for proper disposal of garbage. Trash left in the property at departure will result in a deduction of €50 to €100 from the security deposit.
10. Conduct, Noise, and Events
Organizing events, parties, hosting undeclared guests, or exceeding the property’s capacity is strictly prohibited. Violations will result in immediate contract termination, eviction without refund, and possible police involvement. Noise must not exceed 45 decibels between 11:00 PM and 9:00 AM.
11. Cleaning
The property must be returned in the same condition as delivered. A fee of €50 to €100 will apply if not properly cleaned.
12. Keys and Devices
Loss of keys will incur a minimum charge of €150 for lock replacement and €100 for each missing remote control.
13. Furniture and Modifications
It is strictly forbidden to rearrange furniture or make any structural modifications to the property.
14. Capacity and Occupancy
The property must not be occupied by more guests than indicated. Violation may lead to eviction or additional fees.
15. Pets
Pets are only allowed with prior written authorization. Unauthorized pets will result in cancellation of the contract, eviction, and forfeiture of all paid amounts.
16. Cancellation Policies
• Up to 14 days before arrival: 50% penalty.
• Within 14 days of arrival: 100% penalty.
• Non-refundable rates: 100% penalty at any time.
If cancellation occurs on our part, an equivalent alternative or full refund will be offered.
17. Claims and Anomalies
Any issues must be reported before check-out. No complaints will be accepted after departure.
18. External Works
Ibiza My Villa shall not be held liable for any inconvenience caused by nearby public or private construction works.
19. Utilities
Temporary interruptions of electricity, water, or internet due to external causes are not the responsibility of Ibiza My Villa or the property owner.
20. Travel Insurance
The rental agreement does not include travel insurance. Guests are advised to obtain adequate coverage before departure.
21. Liability
Ibiza My Villa and property owners are not liable for theft, loss, or damages resulting from improper use of the property.
22. Jurisdiction and Applicable Law
Any disputes will be subject to the exclusive jurisdiction of the Court of Ibiza and governed by Spanish law.
